The following is a list of standard specifications which can be modified to the individual plan or homeowner.  This list is normally considered minimum specifications.

Exterior Features:
  • Veneer per elevation
  • Custom mailbox to match house
  • Hardie-plank fascia, soffits, and trim
  • Custom wood or metal front door, all other exterior doors are steel with full view glass- generous front door allowances given
  • 30 year stain guard composition roof
  • Upgrade thermally efficient aluminum or vinyl windows with low-e glass per elevation, other window options available.
  • Concrete driveway, flatwork- stamped or stained option available
  • Final grade for positive drainage
  • Garage doors with dual remotes and an exterior keypad
  • Hose bibs, exterior electrical outlets per plan
  • Sod, flower beds, irrigation, and other landscaping bid based on customer preferences.
    Interior Features:
  • Custom wood trim and cabinets throughout the home. Stained and painted cabinet options are available. All windows cased out in an appealing wood treatment instead of sheetrock unless you prefer the sheetrock. May be modified.
  • Bull nose or square sheetrock corners, art niches, arch openings
  • Crown molding and other decorative molding bid per plan
  • Granite on countertops in kitchen, bar area, ceramic tile backsplash, undermount sink
  • Deluxe lighting and hardware package allowance
  • Raised panel interior doors- size and specifications per plan
  • Flooring per plan or homeowner selections
  • Sherman-Williams paint
  • Master baths designed and built to plan
  • Cultured marble vanity tops with integral sinks and cultured marble shower surrounds in extra baths. May be modified to granite or other upgrade.
  • Elongated Toilets, upgrade Moen faucets standard- owner may select other brands with allowance
  • Security/alarm system, pre-wired surround sound- other structural wiring options available
  • Kitchen-aid or GE Profile appliances or buyer selects with allowance
  • 2" bevel frame glass mirrors in all baths or customer may purchase custom framed mirrors
    Structural and General Construction Features:
  • All studs and rafters at 16" OC, 2x6 rafters with 2x8 hips and ridges, 2x4 exterior stud wails-no trusses
  • Pressure treated bottom plate
  • Plywood put down for storage in garage attic
  • Engineered beams per plan
  • House is completely wrapped in osb plywood and Tyvek house wrap.
  • Metal lathe stucco- 3 coat system
  • Engineered foundation with soil analysis (2 borings), termite pre-treatment and post-treatment, all concrete is 3000 psi minimum and rebar reinforced, foundation design per engineer
  • Flex plumbing, water softener plumbed
  • CatV-E phone, data cable used, RG-6 cable for TV- locations per plan
  • 14-seer high efficiency air conditioning, gas furnaces minimum. Upgrades and options available
  • Digital programmable thermostat
  • R6 Mylar ducts mastic sealed
  • Minimum R-30 insulation in ceilings, R- 13 insulation in exterior walls, R-22 in sloped ceilings, poly foam sealed windows and doors. Other insulation systems and soundproofing options available.
  • Ridge vent with continuous soffit vents
  • All windows wrapped and brick seal used to prevent moisture in the walls
  • 50 gal energy efficient gas water heaters, other options are available
  • All roof sheathing is 7/16 Tec shield or Koolply
  • Lot clearing determined by job and individual.
  • Minimum of three building inspections: foundation, framing and mechanicals, and final code compliance certification. Performed by a TREC certified professional inspector.
